Even compared to last year there is no discounts available anymore. Last year we sold a lot of property for sale in Spain in Mallorca because we were able to bring buyers and sellers together however this year it’s been much more difficult buyers are looking for the same deals but they are just not outthere.Now if youtake Marbella and Costa del Sol you have two very distinctive markets in one. Mijas Costa where a property can cost 50% of an equivalent property in a gooddistrict of Marbella and because there is more of an overbuild in Mijas Costa along with other economic factors prices are much lower and its possible to buy a two bed unit for as little as 120,000 in fact we sold a Penthouse in Mijas Golf for 135,000. Now these prices reflect up to a 60% drop and people who are now buying them are buying below replacement value when you take cost of land and infrastructure costs into consideration.Now if you look at Marbella this becomes much more different entirely where prime location areas are showing no discount whatsoever and again we recently had very niceclients who came over and basically saw for themselves prime location area of Marbella were the same as London prices. As Julia from our company put it is Alan Sugar going to take 40% off his house and sell it to you?So where are these massive discounts of up to 70% well there are one or two brilliant opportunities like Marina del Castillo but they are sold out within a week ofcoming to the market but the majority are horrible developments in secondary locations that an international property buyer wouldn’t be seen dead in wellcertainly not in this current market.Now if we look at distressed sales you will never ever get the real percentage of discount from a seller because the reality is the advertised price is alwaysmore than he is prepared to accept. We always have a pretty good idea where a deal can be struck when a seller is truly desperate but the seller in desperatetimes would never put his bottom price onto the market. An example of this was a recent property reduced from 500,000 to 350,000 and eventually sold for250,000 which reflected some 50% discount but on the books the client was showing a 35% discount.So in conclusion its best to look for what value for money you are getting with your property purchase and not in straight discount terms. You may see somethingwith an 80% discount but that was probably 70% overpriced to start with and doesn’t represent the same value as a property showing a 30% discount in a goodarea of Marbella.Fortunately this is still the skill in the market place for the best real estate agents and one of the few things that keeps the best ahead of the game in the moderninternet world when everyone in an estate agent.

This was bought home to me by a fellow agent who was trying to tell me that property for sale in Costa Calida and Murica was a much better long term investment and he did make some compelling arguments.The thrust of his argument was based around two main factors, the first being the proposed Paramount Pictures Theme Park due to open in 2015 and the second being thatMurcia would be the one coastal area that would have less properties than demand thus making holiday rentals and yields much better than any other Costas of Spain. Quite a compelling argument.However Costa del Sol is the chosen destination by some distance for all International property buyers with more European buyers buying in Costa del Sol than the rest of Spain. The population is expected tocontinue to grow in the next decade with some experts predicting as much as 50.There are two major reasons Costa del Sol is the chosen destination for so many the obvious one is that Costa del Sol and Andaluca is without doubt one of thebest places in the world to live with stunning scenery, mountains, world championship golf courses which currently has two of the top three golf coursesin Europe and of course over 100 miles of stunningly different coastline. Most importantly Costa del Sol is studded with International resorts such as Marbella, Ronda, Mijas, Puerto Banus, and Sotogrande and not to forget the Sierra Nevada skiing resort in Granada.Secondly is the huge infrastructure that exists in Costa del Sol, especially Marbella for a truly international lifestyle. You have some of the world’s best internationalschools. You also have access to some of the world’s best restaurants and night life and for those who wish a more sedate lifestyle you have all the best sporting facilities in one place that the world has to offer. Where else in the world can you go skiing in the morning and have lunch on the beach in the afternoon, something property for sale in Costa Calida cannot compete with.But maybe other factors such as 50 years of history and the people of Andaluca may have a much bigger say in all of this. I remember having clients in the height of the market back in 2007 wanting to buy in Costa del Sol but couldn’t afford to do so but would prefer not to buy at all than be in Costa Calida.There is one factor that may help the property for sale in Murcia market is price because Costa del Sol will soon be out of the reach of a lot of international property buyers and then those buyers will have a distinct choice to make just like the clients I took out back in 2007. So whilst I admire my friend’s promotion of Murcia and Costa Calida he has a huge task in converting Costa del Sol lovers.
